THE PROCESS OF BUILDING YOUR NEW HOME

At Accent Homes, Inc we endeavor to make the process of building a new home as simple and pleasant as possible. Here is how the process usually goes.

Preliminaries: The process starts with looking at models and lots then goes into looking at option packages and getting package pricing.

Agreements: At some point you decide on a lot, a model and a package of options and make the decision to go ahead. We then prepare agreements and specifications and review them with you. After you have reviewed them to your satisfaction we all sign them and you make your initial deposit.

Financing Commitments: Next step is to apply for your firm loan commitment. The agreement provides that you will apply within 7 days and that you have 30 days to obtain the commitment.

Selections: While the lender is processing your loan we like for you to meet with our customer service department and go through the "Selection" process where you pick colors, tweek the plans and schedule minor upgrades.

Review: After you have completed the selection sessions we have our CAD staff create a master set of plans that is specifically for your home with all your modifications. These plans and the selection worksheet are printed up and delivered to you for your review.

Pre-construction Meeting: Our goal is to have the financing, selections and review processes completed within 30 days of signing your agreement. We, then, schedule your pre-construction meeting where you bring in your loan commitment letter, you sign off on the original plans and selection sheets, and you make your "Second Deposit." The second deposit is defined in your agreement and is the balance for your down payment or the estimated amount of your closing costs.

Architectural Approval and Building Permits: After final plans have been approved and signed it is time to start the process of obtaining building permits. In some developments the plans must be approved by an Architectural Review Committee. The lot must be surveyed and staked out by a licensed surveyor to show where the home is to be located and to furnish building officials with the information they need. The survey and plans are submitted to the local building department for review and for approval of the building permit. This whole process usually takes 4 to 6 weeks.

Construction: After issuance of permits the construction process begins. We schedule for the construction process to be completed in a 120 day period. We assure, in our agreement a completion within 180 days of start(subject to factors beyond our control such as the weather). The start time is defined as the day after the date of issuance of the building permit. Your role during this time is to simply watch the house go up.

Final Walk-Thru: After the home is substantially complete we schedule a meeting with you to "walk thru" the home. This is a tour of the completed home with a representative of our Customer Service Dept for the purpose of giving you an orientation to the special characteristics of your new home and to the maintenance requirements of a new home. At this meeting you also examine the home for any last minute detailing which needs to be done.

Closing: The final step, of course, is the closing. The closing typically held at a title insurance company. This is when you need the balance for your closing costs, payment for any unpaid upgrades and extras ordered during the selection or construction processes. This is also when your payments start. You get the keys at the closing and you are welcome to move in that day.
